Find a value using offset

Hi

I'm trying to find a value dependent on the number of periods.

If I buy a property in period 1 shown in row 11 and it is set that it will take 12 months (F4) to construct and 2 months (f6) to sell then row 13 I want to calculate that the number of properties sold equals the number of properties bought number of periods to construct + number of periods to sell +1 prior. I've tried using the offset function and it doesn't seem to be working. Can someone please help?

Try in D13 and copy right:

=IF(D9<SUM($F$4,$F$6,1),0,OFFSET(D9,2,-SUM($F$4,$F$6,1)+1))

I had tried something similar but instead of the sum sign i just added the three cells.
